Planning Appeal Success

We are delighted to announce the successful outcome of the planning appeal for a private residential refurbishment project located in the north of the Isle of Man. The scheme involves the sensitive conversion and alteration of an existing storage barn to create a new family dwelling.

The existing two-level barn, originally constructed for storage, is now largely redundant in its current form. Our proposal reimagines the structure as a contemporary rural dwelling that retains its character while providing modern, comfortable accommodation.

The main living space will occupy the upper level, with ramped access to parking, while garaging is discreetly located on the lower level to minimise overlooking. Internally, rooms are oriented to capture views of the garden to the north and the surrounding fields and plantation to the south.

To better integrate the building within its setting, the exterior will be reclad in natural, untreated locally sourced larch – a material that will weather sympathetically with the landscape. Much of the existing structure will be retained, with thoughtful adaptations to improve light, space and amenity.

Throughout the design and planning process, a comprehensive site analysis was undertaken to ensure the scheme aligned with local regulations and environmental considerations. This included consultation with Manx Roots to assess on-site trees, collaboration with the Manx Bat Group to monitor bat activity, and detailed structural discussions to prepare for the construction phase. Regular dialogue with the client ensured that every decision remined aligned with their aspirations for the project.

The appeal process centered primarily on concerns regarding the extent of structural intervention and the sites classification under countryside development policies. However, with the support of trusted local structural engineers and an argument that the site sits within established development zones, we were able to demonstrate both the feasibility and sensitivity of the proposal. We are confident that the complete project will contribute positively to its setting, enhancing rather than disrupting the existing environment.

With planning approval now secured, the project will progress to the detailed design and construction preparation stages. We will be implementing all planning conditions in full, including the completion of landscaping works prior to occupation, the installation of suitable bird boxes, and careful management of boundaries and surface water. These measures will be integrated into the projects programme to ensure a smooth construction process and successful handover.
