KFC and Starbucks Development
Category: Project Overview
The KFC and Starbucks developments on Peel Road, Douglas, represent a significant addition to the island’s commercial landscape, and we are happy to have assisted the architectural delivery to completion.
The client provided the store design concept, which we then developed in full detail. Our team managed the planning submission, produced technical drawings, coordinated the tender with local contractors, and oversaw construction on site. The building was completed to an enclosed shell, after which the client undertook the internal fit out.
Located along the Peel Road Development Corridor, the proposal was carefully positioned to align with the sustainability and accessibility aims of the area. The site benefits from a prominent yet practical location, serving the existing Douglas community without functioning as a destination retail attraction. In this way, it contributes positively to local choice.
Each unit was designed with a contemporary material palette that supports clear brand identity while maintaining visual coherence across the development. The design incorporates modern, efficient, and low-maintenance materials wherever possible.
While the proposal prompted discussion within the council and local community, it remained a key opportunity to engage in meaningful debate about the future development along peel road. Despite some initial misunderstandings regarding the nature of the application, the scheme ultimately received planning approval with a majority vote of 11 in favour.
